This high-complexity redevelopment on US Forest Service land involved the strategic demolition and reconstruction of an existing structure along the banks of the federally designated "Wild and Scenic" Deschutes River. To maintain the building’s grandfathered status, the project required a surgical demolition that preserved three original walls while navigating a rigorous multi-agency permitting process involving a NEPA study and federal, state, and local approvals. A major engineering feat included lowering the river level under federal oversight to install a bar and restaurant extension directly over the water. The addition is supported by a sophisticated cantilevered structural steel system anchored to deep-set pilings within the riverbank. This project stands as a benchmark for executing high-end commercial construction within some of the most strictly regulated and environmentally sensitive landscapes in the United States.
