Tasked with reconciling a high-end architectural vision—marked by custom heavy-timber framing and native red volcanic masonry—with a fixed $14MM budget, we executed a comprehensive estimating and value engineering strategy. This included performing iterative cost modeling at every design milestone to de-risk volatile material categories and identifying over $1.2MM in high-impact savings that preserved the facility's "Class A" aesthetic. Beyond the numbers, we orchestrated a strategic subcontractor buy-out, pre-qualifying specialty mountain-resort trades and securing long-lead procurement to insulate the ownership from market volatility.
